As from 4th January 2009 new European Legislation states that ALL Commercial Buildings (Except for a few exceptions, please see below) bought, sold, built or rented must have an EPC. This legislation forms part of the European Unions Energy Performance of Buildings Directive. As the penalties imposed for non compliance of these new laws are quite high (£500 to £5000) it is important that an EPC is provided if and when required. The only possible exceptions are as follows:- ● Places of worship. ● Temporary buildings ● Stand alone buildings with a floor space of less than 50m Sq. ● Buildings to be demolished within 2 years. ● Workshops, Industrial Units, Non domestic agriculture buildings - with low energy demands.
